The mill was powered by water from the West Looe River via an open leat which filled two small ponds close to the building (later filled in). The outflow was returned to the river at Scawn Mill Bridge. The wheel was overshot and was still in use in the 1920s. The mill used local granite grinding stones. The building was originally 3 storeys with an adjoining millers cottage; the third storey was later demolished and the building roofed as one unit with the cottage.
